February 2025 GVR Market Report 

在1月份新房源同比增长46%之后，大温哥华地区*MLS®上的新增房源数量在2月份增速放缓，有助于市场保持平衡状态。

大温哥华房地产经纪人协会（GVR）报告称，2025年2月，大温哥华地区MLS®上的住宅销售总量为1,827套，比2024年2月的2,070套下降了11.7%。这一数据比过去10年的季节性平均值（2,571套）低28.9%。

“在1月份大量新房源上市后，2月份的房屋销售和新增房源更接近历史平均水平，使整体市场保持平衡。随着加拿大央行可能在3月中旬降息，购房者或将迎来略微改善的贷款条件，并能在疫情前以来最丰富的房源选择中挑选合适的住房。”—安德鲁•利斯，大温哥华房地产经纪人协会经济与数据分析总监

2025年2月，大温哥华地区MLS@上新增挂牌出售的独立屋、联排别墅和公寓共计5,057套，比2024年2月的4,560套增长了10.9%。这一数据比过去10年的季节性平均值（4,530套）高出11.6%。

目前，大温哥华地区MLS®系统上挂牌出售的房源总数为12,744套，比2024年2月的9,634套增长了32.3%，同时也比过去10年的季节性平均值（9,341套）高出36.4%.

从所有房产类型来看，2025年2月的销售与挂牌活跃房源比率（销售-活跃房源比）为14.8%。按房产类型划分，独立屋的比率为10.7%，联排别墅为18.5%，公寓为16.8%.

历史数据分析表明，当该比率持续低于12%时，房价通常会受到下行压力；而当该比率连续几个月超过20%时，房价往往会面临上行压力。

“平衡的市场条件通常会带来较为平稳的价格走势，过去几个月，各类房产的价格都保持在相对稳定的水平。”利斯表示。

"但随着活跃的春季购房季即将到来，值得关注的是，买家是否会抓住近年来最有利的市场条件，以及卖家是否会改变他们的挂牌意愿。”

目前，大温哥华地区所有住宅类型的MLS®房价指数 （HPI）基准价格为1,169,100加元，比2024年2月下降1.1%，比2025年1月下降0.3%。

2025年2月，独立屋销量达到477套，比2024年2月的560套下降14.8%。独立屋的基准价格为2,006，100加元，比去年2月上涨1.8%，与2025年1月基本持平。2025年2月，公寓销量为976套，比2024年2月的1,092套下降10.6%。公寓的基准价格为747,500加元，比2024年2月下降2.8%， 比2025年1月下降0.1%

2025年2月，联排别墅的销量为359套，比2024年2月的403套下降10.9%。联排别墅的基准价格为1,087,100加元，比2024年2月下降1.2%，比2025年1月下降1.7%。
